Multimillion pound Midtown Development well underway

Due for completion later this year, the £9.5million investment by Rossco Properties in Midtown Farm, Alloa will see the addition of three new warehouses and an extension to an existing storage facility.

BHC Limited were appointed as the main contractors on the project, the company specialises in the installation of structural steelwork across the UK and Europe, from a full single span steel framed units to more complex design projects. The company works on a range of projects, from leisure and residential, through to retail and more and BHC Limited’s continuous investment in manufacturing plant and process enables it to perform to the most exacting specifications.

As the Midtown Business Park is located on low-lying ground, on the floodplain of the River Forth, the natural clay soils are weak to a depth in excess of 9 metres. BHC Limited therefore appointed I & H Brown to carry out civil engineering works to ensure the buildings would be supported.

Phase one involved earthworks, stabilisation, drainage and recycling works to the first concrete floor slab. The second phase will see I & H Brown return to site and complete the material recycling works to the second warehouse, which was unavailable during Phase one.

The stabilisation work has avoided the need to dispose of 33,000m³ of poor quality soils and to import the equivalent volume of suitable material. In this instance the use of stabilisation has also eliminated the need for circa 53,000m² of a geogrid.

As for the new structures on site they are of Portal Frame type design, have eaves height 7m, roof pitch 10 degrees, are of profile metal cladding and will be Merlin Grey in colour.

Foul drainage will be to the publicly adopted sewer, SUDS will be to the existing attenuation pond and the already in place outfall south. Water, telecoms and electricity will be from the adopted highway. Car parking will be to the current Clacks standard.

The site will also be secured via a 2.3m high galvanised weld mesh fence with matching vehicle & personnel gates similar to that currently surrounding the Blackgrange Bond Site and approved by HMRC.

Rossco Properties works on both investment and development, always aiming to add value through aggressive asset management initiatives. The company works in both the commercial and residential sectors, with developments including A8 Trade Park in Coatbridge and York Place, Perth amongst others.
