Easton roads improvements scheme is underway

Seven low rise blocks of flats in the Easton area of Bristol are undergoing a series of improvement works which are due to complete in March 2014.

Works began on site of the £2.4 million development in May 2013 following a nine month planning process.

Mears Group is the main contractor on the project after having successfully bid for the contract, which was tendered by Bristol City Council. The properties cover Vining Walk, Easton Road and Pountney Drive in Bristol and will make a huge difference to the street scene by improving the appearance of the area in general.

There have been some delays with the works due to matching issues with brick slip colours and balcony detailing. The development is well underway with all of the flats tenanted throughout the project. The schedule in the coming weeks includes the installing brick slips, windows, carrying out balcony works, as well as ground works. The seven four storey blocks are situated right in the heart of the city, close to the M32.

Before the works could begin mechanical and engineering works were required. A number of cables and trunking were re-routed in order to avoid cold bridging. The scheme has used clay and vinyl brick slips in highlight panels, and the properties comprise of a concrete frame construction.

The whole building has been overclad and rendered with brick panels, these act as highlight features as the panels feature vibrant colours and designs. The roofs on the blocks are flat and have been renewed with an insulated cold applied liquid roofing system.

The on site team had to relocate boilers within the buildings as original flue positions were incompatible with the new insulated soffits. Insulated suspended ceilings were also installed in rooms that are directly below walkways to prevent cold bridging. All of the external walls and roofs have been insulated, balconies have been upgraded and concrete repairs have occurred.

Landscaping works have been undertaken to improve the site. New perimeter fencing and mowing strips have been installed, as well as hard landscaping to protect the render finish. The buildings now boast eco-friendly features including insulation to the walls and roofs.
