The Redevelopment of Pulrose Estate in Douglas, on the Isle of Man is a £17.6 million project designed to introduce new accommodation into the area.

The work is being completed in phases, with work currently under construction on the tenth phase of the project.

The project comprises the demolition of existing properties and the creation of 86 local authority dwellings, along with 38 sheltered housing units and a police office. In addition, parking will be improved and some landscaping will take place on a section of open land.

The houses on the scheme are either two or three storey properties and include a mix of two, three or four bedroom units. The sheltered accommodation is a mix of one and two-bedroom apartments, housed within two and three storey buildings. The sheltered housing scheme includes a biomass fuel source, whilst solar panels – to heat water – are installed on all three and four-bedroom houses.

Work began on the Redevelopment of Pulrose Estate Douglas in January 2011 and the tenth phase –the sheltered scheme – reaches completion in October 2014.

Award-winning property specialist, Dandara is the main contractor on the Pulrose Estate project. Established in 1988, Dandara is at the forefront of commercial and residential property design and development, constructing desirable homes throughout the UK.

Dandara undertakes all aspects of the development process, from land buying and planning, to design, build and sales. This approach to work has ensured that the company has remained one of the UK’s largest independent property developers for the past 26 years.

Savage and Chadwick Chartered Architects is providing all architectural services on the phased scheme in Douglas. Formed in 1989, Savage and Chadwick is the largest architectural practice on the Isle of Man and has provided services to the majority of the island’s major building projects, including Douglas Power Station, indoor facilities for the National Sports Centre and the Isle of Man Waste to Energy Plant.

Work on the Pulrose Estate project continues to make great progress, with Dandara working hard to ensure all aspects of the scheme run as smoothly as possible. The scheme is surrounded by 76 existing local authority houses, which are in turn undergoing refurbishment and alteration on a phase by phase basis. As a result of the neighbouring scheme, traffic management and road closures have provided a particular challenge, however this has not caused any major impacts on the project’s construction programme.

Mark Savage of Savage and Chadwick Chartered Architects, said:

“The works have progressed well and all phases have been on time and on budget. This project is very important to us and had provided six years of consultancy work so far.”

Once work is complete on the project, the redevelopment of Pulrose Estate will provide residents with a better living environment and improved community facilities. Parking will also be improved and traffic flow will also be much better.

Fire safety equipment specialist, Mann Fire Protection (IOM) Ltd supplied the Pulrose project with fire blankets.

Brick and block work specialist Brickmann Ltd is involved with all the brick work across the project. The company has a strong working relationship with Dandara and has worked with the main contractor on many previous projects.

BPD Ltd

BPD Ltd specialise in the manufacture of bespoke pre-cast concrete for the construction industry. The company has been in operation since 1954 and within this time has worked on many high profile projects on the Isle of Man, including a runway extension and works at the prison in Jurby.

BPD Ltd has also been involved in the construction of sea walls to correct defence issues which have occurred due to recent storms. Working on the Upper Pulrose project, BPD Ltd manufactured the site’s bespoke window sills, working alongside Dandara Contracts.

H&H Painters & Decorators specialise in all commercial and private decorating, from wallpapering to spraying and everything in between. The company has been operating for 23 years and within this time has worked on the Isle of Man Government offices, Southlands residential home and a number of housing estates.

Working on the Upper Pulrose project, H&H Painters & Decorators conducted decorating works on all of the dwellings. H&H Painters & Decorators valued their involvement on the project, having developed a strong working relationship with their client.

E&S Plumbing & Heating Ltd is a plumbing and heating engineer specialising in the provision of services within the new building housing sector. The company has been in operation for 16 years and within this time has worked on many high profile projects, including Ballawattleworth estate in Peel and Gardeners Lane, Ramsey.

E&S Plumbing & Heating Ltd has been working extensively on the Pulrose estate, installing plumbing and heating in all properties. The company has also been involved in the solar installations on the estate.
