An outstanding finalist in the SBID International Design Awards Retail Section, is an imaginatively designed new real estate sales centre for Zen Resort & Spa_ in Xiujiang West Road, Yichun City, Jiangxi, China.
Spread over three floors, the 800m² sales centre, which was previously a seafood restaurant, has been innovatively created in an extensive refurbishment and conversion project which was completed in April 2014.
In order to preserve the initial structure of the building, new external finishes were added, including painted steel and aluminium sheeting and man-made marble.
The interior space was also extensively re-configured and re-designed, including the incorporation of a waterscape. This presented a significant challenge to the designer, as space restrictions made it impossible to develop the feature externally. The ingenious solution was to allocate space for the waterscape within the building, adding a highly distinctive and striking design feature.
The main contractor for the project was Bin Cheng; the Project Manager was Chen Chen and the architect was Raynon Chiu of Taiwan DaE Design. The scheme was funded by Jiangxi Wuyehongjiang Tourism Development Co,Ltd.
Chinese Quadrangles have influenced the characteristics of this structure. The main exhibition occupies the first floor, with VIP rooms, offices and dining facilities occupying the other two.
The exhibition area is divided into three main parts, the reception area to the middle, the negotiation area to the left and the main exhibition area to the right. The negotiation area incorporates a negotiation room, where Chinese tea is served to clients by professional attendants. The three main spaces are designed to be independent, but linked visually and mechanically, via a thematic design of wooden grids.
The steel structure of the building is composed of thin straight columns internally. Visitors enter the sales and exhibition centre by passing through the man-made waterscape.
“Key to the design is the application of the ingenious principle of the Chinese quadrangle (Siheyuan) to a sole commercial space,” said scheme designer Raynon Chiu of DaE Design.
The building is located close to Xiujiang Garden Residential Area to the west, the Royal International Mansion to the east and the Huacheng Wetland Park to the south.
DaE Design/Raynon Chiu Designer Studio(Taiwan) was founded by Mr Raynon Chiu in 2005.
