The development of a brand new 101 bedroom Ibis Styles hotel in Glasgow city centre is progressing well, and is set to complete in August this year.
Telfer House Hotel is located within a seven storey building which was previously used as office space by its former owner.
The building was acquired by Caledon Property Group and CM Architects were appointed to design a hotel for Ibis Styles which will be operated by RefineBDL; UK’s leading Hotel Management Company.
CM Architects were tasked with the overall conceptual design, statutory approvals and construction information with ICA providing interior design to hotel guest rooms and front of house.
Procurement of the works was assisted by the tax incentives afforded by the BPRA scheme(Building Premises Renovation Allowance) which provided relief for development works to old redundant office buildings which had been lying dormant for over a year.
The design process for CM Architects began two years ago with works starting on site in August last year. The on site team, including main contractor Thomas Johnstone, worked in line with Accor’s Ibis brand guidelines.
The works on site have involved the refurbishment of the existing seven storey structure, stripping it out, reinstating an old central atrium, as well as constructing a brand new floor on the top of the building.
The ground floor comprises a small entrance area, a reception space and lifts and stairs. The rest of the ground floor is under separate ownership and so will contain an independent restaurant when the venue opens its doors later this year.
The first floor comprises the hotels public area including a small restaurant, children’s play area and staff facilities. The other seven floors of the hotel contain the hotels bedrooms, 14 on each floor, which have been designed by ICA Architects. Some of the rooms face Miller Street and the others are located around the new central atrium.
Premier Construction caught up with Alistair to find out more about the project, he commented:
“Most of the detailed work is done now and the team are beginning to do the fit out and decorative works. On site the workers are completing the rooftop extension and doing a second fix of the services.
“There have been some challenges during the scheme, especially when working with an old building. Te project would be much easier if we were working with a new building as an old structure always throws up surprises. Every floor is different and so needed surveying independently.”
When asked what it means to be involved with this project Alastair commented:
“The great thing about a project like this is that it is a public building and so after the project finishes I can go back in. It is being transformed from a redundant old office building into a space that guests and members of the public can enjoy.”
