In the residential sector the firm has worked on the design and build of 114 apartments in Piccadilly Village, Manchester. The project, entitled Quantam, saw the team work alongside Calderpeel Architects and Rambol UK Structural Engineers for 14 months to bring the scheme to life.

The £9.4 million project comprised the construction of the apartments as well as associated parking and canal side landscaping. The project, situated a stone’s throw away from Piccadilly Train Station, is located on a site with an existing inhabited apartment block, a canal and two major roads on its perimeter which required consideration during construction.

The team worked closely with the Resident’s Committee of the adjacent apartment blocks to ensure good communication throughout the build period. Renakers value-engineered structural solution required piled foundations and a concrete frame for the basement car park up to level two of the building, which was constructed using their own direct labour force.

Levels three to seven was timber frame. Renakers also undertook all of the enabling works, excavation and drainage connections. The client required a three phased handover and consequently the onsite teams were completing sections of the building whilst other areas were lived in. In order to ensure the project ran smoothly the firm worked closely with residents to ensure safe segregation from ongoing construction activities.

The team completed the scheme on programme and in line with the client’s budget.
