Hoults Yard
Hoults Yard is a modern and vibrant office and studio complex in Newcastle, providing clients with a fun and friendly place to work.
With over 100 businesses and some 500 professionals on site, Hoults Yard is home to a wealth of talent from the regions creative cultural industries including TV & Film producers, artists, PR firms, fashion designers, iPhone app developers, search engine marketing specialists, web designers, graphic and brand designers and ad agencies.
Originally built for the renowned Tyneside Pottery Mailings, which at its peak, employed over 1,000 staff, the Hoult family acquired the business and used the space for storage and removals until 1983. Charlie Hoult is now responsible for running Newcastle’s media village and is the fourth generation of the family to operate the 10-acre site. Charlie’s latest initiative includes developing a significant cultural program at Hoults Yard including a street art collection of murals, a music venue hosting opera through to techno music, studios for film shoots and art projects.
In recent years, the yard has been transformed from an industrial estate to a fashionable and flexible office complex with heaps of character.
Recent developments at the site have focused on revitalising the historic buildings creating Mailing Studios, The Old Forge and The Boiler House. The recently developed Mailing Exchange has been converted into a bright, airy and innovative office and studio complex. The new offices offer contemporary loft-style accommodation whilst retaining original features such as exposed brickwork and beams. The buildings modern interior design was inspired by the buildings pottery past, with each floor carrying a vibrant pottery motif.
Facilities on site include a café, concierge reception, meeting rooms, showers and kitchen facilities, on site parking and 24/7 security.
Hoults Yard was awarded more than £1.5 million from the European Regional Development Fund Competitiveness Programme 2007-2013 to part finance the development project. The money was then match funded by Hoults Yard.
The main contractors on the development of the Mailing Exchange were Brims Construction and the main architects were Xsite Architecture. The development now provides over 45,000sq ft of office accommodation ranging from small units for businesses of one to three people up to larger offices of more than 1,000 sq ft.
The Mailing Exchange at Hoults Yard recently won two awards at the 2016 RICS Awards North East. The project picked up awards in the Building Conservation and Commercial categories.
The former factory was praised by judges for breathing new life into the area and was handed its two awards for its “high-contemporary office and studio space that now provides an attractive, inspiring home to a wealth of talent from the regions creative and cultural industries.”
The judges were impressed with Hoults Yard based on “the way the developer sympathetically approached conservation and retained the buildings original fabric, whilst introducing the latest technology to provide tenants with state-of-the-art, modern competitive space.”
