Eastern Residences

Situated to the east of Dundee, you will find the historical area of Broughty Ferry. There sits a refurbished A listed Edwardian school whose elegant Art Nouveau architecture brings dignified gravity to its 27 fully restored and modernised apartments.

Constructed in 1911, the building was built to James H. Langlands’ designs, which pioneered the use of steel beams and placed them within traditional sandstone building materials. The recent internal modification remains fully sympathetic to the building’s authentic design and heritage and complements the exterior perfectly.

The orchestrator of the Eastern Residences Project was an Edinburgh based luxury property development company called TOR Homes (www.torluxuryliving.com). TOR’s design team was headed up by Mason Architects. Following the design phase Hadden Construction Limited, the main contractor, was appointed and work began on the project in May 2015 and is due to complete in July 2016.

Eastern Residences delivers beautiful open plan living where contemporary luxury is blended perfectly into the gravity of the original design of the building. The resulting sense of spaciousness is emphasized in some causes by vaulted ceilings and cathedral windows flooding light into the rooms and in others by the use of mezzanine floors and glass walls. At every turn Eastern Residences exudes luxury. Walk in wardrobes and en suites, which are spacious and impeccably proportioned, feature in many of the apartments.

Lift access is provided to all floors and apartments for accessibility convenience. All apartment entry doors and internal pass doors are solid core pre-finished oak veneered fire rated and all doors are furnished with quality contemporary brushed steel chrome ironmongery.

The Häcker kitchen, designed by Development Direct, will be complemented by Bosch integrated appliances and Blanco sinks throughout.
For the bathrooms and en suites, design is at the core of the products specified and at the heart are the world renowned brands of VitrA and Grohe.

Where possible all light fittings have been specified as LED to ensure maximum efficiency for the apartments and to keep the carbon foot print as low as possible. Multiple light circuits have been provided to the living, dining and kitchen areas to allow the rooms to be selectively illuminated to the taste and function of the resident. Whether wall, pendent or integrated down light, all quality fittings have been chosen to compliment the space.

Quality wooden flooring features throughout the living, dining and kitchen areas. Sumptuous carpeting is fitted in the bedrooms, with tile or vinyl to bathrooms and en suites provided as standard within the specification for Eastern Residences. White satinwood paint has been used on all of the skirting and facings, with all ceilings and walls painted in crisp white emulsion.

Through the extensive renovation of the magnificent listed structure, all windows to each apartment have been replaced on a like for like basis. This is to preserve the quality and façade of the original building and to enhance the requirements of modern living. Energy efficient glass and double glazed units have been installed throughout.

All of the apartments are supplied with an individual high specification combination boiler central heating system, with ultra-efficient Italian aluminium radiators from Fondital. The energy efficient heating system and enhanced insulation are designed to keep energy bills and carbon emissions as low as possible.

A private allocated resident car parking space is provided for all apartments and unrestricted parking is available in the surrounding streets. Residents also benefit from four separate entrances to the main stair columns on either side of the building. The common external entrance door is protected by a secure keypad colour video entry system, which is linked to all apartments so residents can see and hear callers before allowing entry.
