 St Luke’s Park

Award-winning developer Countryside, in Partnership with the Homes and Communities Agency (HCA) has launched its exciting new development at St Luke’s Park in Runwell, Essex.

Located at the former Runwell Hospital site, the development opened its marketing suite in April 2016 to allow potential purchasers the chance to secure three, four and five bedroom homes in the developments first phase.

The development, which is made up of approximately 580 units includes one and two bedroom apartments and two, three, four and five bedroom homes to suit a variety of buyers. St Luke’s Park is located within 200 acres of landscaped grounds with the development including tranquil woodland walkways, sensory garden, ponds, bat house, refurbished Grade II listed chapel, community facilities and land for a proposed new primary school.

Michael Montgomery, Project Manager at Countryside Properties PLC commented: “The site is 580 units and we are probably on building on about three quarters of the ground that we have got.”

Work on phase one of the development began in August 2015 and is expected to be completed by March 2017, with Phase two of the development commencing in August 2016. Prices at the development range from £350,000 up to circa £750,000.

Michael added: “To be honest, work on the project is going pretty quick. There have been some infrastructure problems and service issues etc., but nothing major to worry about. It seems major at the time because there is a lot of blood, sweat and tears that go into something like this but it all seems to be getting behind us now.”

Runwells falls within the borough of Chelmsford and is close to the districts of Basildon and Rochford. It has excellent rail connection into London from nearby Wickford station and is ideally situated for road travel to Southend or London. With an array of shops in close proximity and numerous schools, the St Luke’s Park development is ideally placed for your new home.

The houses are all constructed of traditional brick and block with UPVC windows and composite doors. An excellent specification will feature throughout with contemporary fitted kitchens and a full range of energy efficient integrated appliances whilst the modern, hotel-style bathrooms feature sleek fixtures and fittings.

The whole site is expected to be complete in around six years. For the work that has already been undertaken at St Luke’s, the development has been awarded an NHBC Pride in the Job award. The award is typically presented to the Site Manager but Michael is keen to stress that the award is not just for him.

He said: “One man didn’t build this site. I have a good team on site and to be honest when it comes to awards, I’d rather it go to the whole site. It was a team effort and when I say that, I don’t just mean by staff but all of the trades as well.”
