Croxley Park ISG secures £13.5 million Grade-A HQ office development

ISG has been awarded a £13.5 million contract to construct a new Grade-A HQ Office building by the owners of Croxley Park in conjunction with leading development manager, Bell Hammer.

Building on ISG’s success in winning prominent commercial office schemes, Croxley Park’s owners sought an experienced contractor to deliver this property on programme and on budget. This reflected ISG’s recent completion of ‘The Bower’, a £24 million scheme at Stockley Park near Heathrow, and two further developments with a combined value of £17 million at 450 and most recently 400 South Oak Way in Reading.

The 65,000 sq ft speculative office development is being constructed on a plot located at the heart of Croxley Park, a well-connected hub and thriving business community. The Park comprises 75 acres in single ownership and is home to over 60 companies and 2,500 employees. The landscaped Park and lakes incorporates an amenity offer which includes a café/restaurant, gymnasium, nursery and a full entertainment and events programme for business occupiers.

The new concrete frame building incorporates extensive curtain walling and a copper canopy feature entrance, with a full height glazed atrium on the first and second floors, which opens up at ground floor level. The Grade-A open plan office accommodation has been designed to achieve BREEAM ‘Very Good’ environmental performance standards.

Also included in the scheme is a full package of external landscaping, involving creation of a new car park (ratio 1:335 sq ft) surrounding the perimeter of the building’s footprint, incorporating attractive hard and soft hard landscaping elements.
