Located in the heart of one of central London’s most affluent, upmarket and fashionable neighbourhoods, Welbeck Works offers versatile and contemporary office space. Recently refurbished and remodelled, the building has been shortlisted for a RICS (London) Award in the ‘Commercial’ category.

Comprising six floors of prime Marylebone real estate, Welbeck Works is an imposing, traditional, triple-fronted brick structure. The remodelling was carried out to the highest standard to create a sophisticated urban interior that boasts an abundance of natural light.

Welbeck Works is owned by property investment and development company Latitude London. Robert Beecham, Director at Latitude, spoke to Premier Construction about the project and RICS recognition:

“It was more than a refurbishment because we’ve done everything you could possibly do to a building apart from knock it down. It used to be a lawyers’ office but it’s now a set of what I would call boutique offices.

“Walking into the building, the first thing that hits you is that despite the small entrance, the receptionist will greet you at the door and offer you a coffee. The biggest challenge was the reception area but it’s actually turned out to be the best thing about the building.

“We have invested in a first class concierge from a great company called Office Concierge Services. The lady we hired is really part of the building’s success. We have an in-office coffee bar better than in the high street. We offered full barista training and you are welcomed by the smell of fresh coffee beans as you walk through the doors. The floor, bespoke desk and bench are all poured concrete.”

Robert added:

“The large lights that hang from the ceiling are 1960’s vintage acquired from a reclamation yard and refitted for office use. The black metal bookcase is full of books related to contemporary furnishing and lifestyle. Entering the building is a bit like entering a club – it’s a really nice space full of light, green plants, and life. This common creative space inspires the tenants, as well as guests brought into the building.”

A new seven person lift can then take visitors and tenants to their floors. Each level has been designed based on the basic materials used throughout the building – brick, Crittall and concrete. All windows and doors are Crittall and brick slips also feature in the reception and on each floor, creating texture and focus.

Natural light is a key aspect of the working environment offered at Welbeck Works. East and west facing facades allow each space to be flooded by light, in contrast to many offices located in the rest of London.

Flowers and greenery are similarly prominent inside and outside the building, proving to be a particular point of praise from visitors. Servicing of the building is done in house, to maintain the high standards that have been present since completion in August 2016. Other amenities offered include new toilets, bicycle storage, showers and a lower ground floor courtyard.

With easy access to the open spaces of the parks, prestigious businesses, residential properties, boutique hotels, shops and vibrant food offerings of Marylebone, few office buildings can match the location of Welbeck Works. Marylebone Village is a cosmopolitan area with an eclectic mix of boutique shops and restaurants, both independent and established brands. Transport links are numerous and are only set to get better with the creation of a Crossrail station at Bond Street to this vibrant village.

Welbeck Works is the latest venture for Latitude London. The privately owned property investment and development company has a significant portfolio of commercial and residential properties in Central London. Reflecting on the more recent success of Welbeck Works, Robert commented:

“I am very proud of the nomination. I am not a seller and want to maintain the quality of the building from the day it opened. For me it’s about respecting what we’ve created and maintaining it at that exact same level.”
