Crabwall Manor Hotel & Spa has been sold off of a guide price of £6.45 million, on behalf of a UK family office, to an investment vehicle owned by the shareholders of Legacy Hotels & Resorts. The hotel will be managed by Legacy Hotels & Resorts who operate a portfolio of branded and independent hotels across the UK and Southern Spain, with in excess of 2,800 guestrooms across the existing portfolio and pipeline of new build projects. Henry Jackson at Knight Frank acted for the sellers.

The four-star Crabwall Manor Hotel & Spa in Chester, comprises 48 high-quality en suite bedrooms, alongside an extensive purpose-built bar, the Earl of Chester restaurant, and leisure centre and spa. Set in over 10 acres of landscaped grounds, the Grade II listed property plays host to around 80 weddings a year across five high-quality function rooms.

The hotel undertook a comprehensive £1.5m renovation in 2014, enabling the provision of modern facilities alongside the preservation of its historic character. The hotel was acquired with additional planning permission to expand the capacity of the conference facilities and add a further seven letting bedrooms within the existing building – these works are scheduled to commence early in 2018.

Located in Cheshire, with Manchester and Chester city centres less than two miles away, Crabwall Manor Hotel & Spa boasts transport links to Bache and Chester railway stations and Liverpool and Manchester Airport. There are a number of tourist attractions in the area, including Chester Zoo and Chester Oaks outlet village, as well as a variety of National Trust properties.

Andy Townsend, Chief Executive Officer at Legacy Hotels & Resorts said,

“Crabwall Manor Hotel & Spa is a well-established addition to our striking regional country house hotel portfolio, following the addition of New Place Hotel Southampton earlier this year. The popularity of the hotel is testament to its success and potential, and demonstrates how Chester continues to establish itself as strong location for the hotel and hospitality sector.

“I last operated in the region nearly 25 years ago when I was at what was The Parkgate Hotel on Boathouse Lane, Parkgate and it’s a privilege to be back and owning one of the region’s premier hotels”.

Legacy Hotels & Resorts are delighted to welcome Gary Install back to the group as general manager for the property. Gary Install said “I’ve known Andy since the early 1990’s and have run two previous properties for Legacy Hotels & Resorts. I’m excited to be back working with the team and having the opportunity to develop the business and take the property through the exciting plans we have in place for it, over the next year or so”.
