The first phase of Lillie Square, one of London’s newest premium residential developments, has been completed. Previously a 7.5 acre car park for the Earls Court exhibition centres, Lillie Square will eventually be made up of over 800 new homes. This first phase saw the construction of just over a quarter of them.
Lillie Square is a joint venture between Capco and KFI and offers exceptional apartments, townhouses and penthouses with 24 hour security, 5* services and a private residents’ clubhouse with a gym, 20m swimming pool, spa, bar and private dining facility.
Designed by architects and urban designers PDP London, Lillie Square will provide a range of stylish one to three bedroom apartments as well as contemporary four and five bedroom family homes with private gardens and secure garage parking. Work on Phase 1 began in February 2015 and was will be complete by the end of 2017. A phased handover of the apartments, however, meant that residents have been moving in over a year long period. Sir Robert McAlpine acted as the main contractor for the project.
In total, four buildings have been constructed on the site. Columbia Gardens is seven storeys high and runs parallel to the rail line while One Lillie Square is a 15 storey tower. Bolander Grove North and Bolander Grove South are two six storey bookend buildings that flank the main entrance to the site.
The scheme has been designed around a traditional garden square that brings green space into the development. Lillie Square provides as much usable outside space to as many apartments as possible and capitalises on the views provided. The 15 storey tower has a distinctive glass design which not only helps stitch the project into the surrounding environment but also meets the thermal performance of Code for Sustainable Homes. The perimeter buildings have been designed as modern interpretations of mansion blocks. Their masonry facades reflect the nearby terraced housing.
The majority of apartments feature glazed aluminium balconies while windows are a mix of double and triple glazing with anodised bronze aluminium frames. The tower has a high performance reflective coating on both the vision and spandrel glazing to create a uniform aesthetic. It is also one of London’s first triple glazed unitised towers.
Internally, the apartments have been finished with high quality fixtures and fittings including air conditioning, underfloor heating, carpets and oak flooring. The kitchens are Bulthaup with natural stone bathroom finishes. There are approximately 150 car parking spaces within the basement and a small number of accessible parking spaces at the podium level.
Landscaping plays a major part in the Lillie Square living experience with over 50% of the site offering open space for relaxation and play. Created by Chelsea Flower Show award-winning designer Andy Sturgeon, the gardens provide calm pockets of fresh air and recreational space through granite paving, shrubs, trees and water features.
Phase 2 of the Lillie Square project will introduce a broad range of luxury one, two and three bedroom lateral homes and a collection of duplex apartments across four low-rise mansion blocks.
