Wimpole Street Renovation

75 to 78 Wimpole Street, which currently houses vacant office space, is undergoing a ÂŁ5 million refurbishment and extension.

The London renovation project began in October 2012 and the projected completion date is set for the end of October 2013.

The Howard de Walden Estate owns, manages and leases a plethora of real estate within Marylebone, London. Marylebone houses some of the most beautiful Georgian architecture in London including residential property as well as office space; 75 to 78 Wimpole Street is one set of offices that belongs to the Estate.

The project involved the internal refurbishment and contemporary extension to 78 Wimpole Street, a Grade Two listed Georgian town house in the Harley Street Conservation Area and the total demolition of No.77 to be replaced by a modern contemporary fully serviced office building. 

The office buildings, owned by the estate, were vacant before the project began and as of yet the new tenants of the property are unknown.

The pre-planning process involved lengthy negotiations with the planners to determine that the demolition of No. 77, which was an existing Georgian town house, was acceptable. This pre-planning process included analysis of the existing street followed by in-depth design submissions to illustrate the quality of the proposed design so that a contemporary building could fit well into the area.

The buildings have been reroofed, fitted with new services and facilities, and redecorated throughout. The renovation taking place aims to provide a completely self contained office space, as well as creating a contemporary feel in the listed building which currently houses many period features.

Traditional brickwork construction techniques were used during the project so that historical detailing could be replicated with new brickwork. Facing brickwork, natural stonework and reconstituted stonework are amongst the materials used for wall cladding.

The project was a tricky one due to its busy location and required careful logistical planning and programming to ensure deliveries were managed properly without congesting the street too severely.

The buildings have been fitted with top of the range security features including sprinkler systems; detection and alarm systems, door entry systems, security lighting and CCTV.

The offices are situated on the West side of Wimpole Street close to the junction of Queen Anne Street. The area is renowned for its restaurants, cafes and fashionable boutiques which are a stone’s throw away from Oxford Circus and Bond Street Underground stations.

Iconic Construction were the main contractors on the Wimpole Street project and worked on site daily to renovate the offices situated in the trendy area of London.

Corrigan Soundy and Kilaiditi Chartered Architects, based in Eton Berkshire, carried out the design work on the project. Established in 1983 the design company have worked on a wide variety of projects and building types including education, private houses, listed buildings, urban housing, healthcare and commercial.

P L Construction was involved in the Wimpole Street project and completed the civil works, groundwork, foundations and plumbing. P L Construction, based in Suffolk, offers many services to clients including groundwork services such as foundations, drainage, externals and services; design and build services and renewable energy solutions.

The company offer their services to many industries including education, commercial, industrial and healthcare construction projects.
