45 Millharbour sits within a central location in the Isle of Dogs inside a 20 hectare zone designated by the London Borough of Tower Hamlets known as the Millennium Quarter. The Millennium Quarter was planned in the year 2000 as part of the strategic centre of the Borough, to help bring significant economic, social and environmental benefits to East London.

45 Millharbour is made up of affordable apartments as well as private apartments, which have private balconies. All together there will be 138 apartments in approximately 10,883 sqm NIA. The development will see 13,221 sqm GIA of residential accommodation spread over thirteen floors as well as public amenity space running on the ground floor between Millharbour Road and the dock.

The design is in compliance with the requirements of the London Plan, BREEAM & the Code for Sustainable Homes.

F3Construct was originally appointed as Construction Manager to procure and manage the basement construction, piling and concrete works at 45 Millharbour in an Enabling Package of works to ensure programme efficiency and the earliest possible construction commencement.

Following the successful completion of the enabling works and extensive market testing of a number of procurement options, F3Construct’s appointment was extended to complete the project and deliver the full scheme with a construction value in excess of £38m.

The building is designed with four stair cores, two affordable cores in the centre of the building, seven residential storeys flanked at either end and private stair cores of 13 residential storeys on the dockside and Millharbour Road. Progress on site at the end of March 2016 included the completion of the basement and structural superstructure frame, commencement of the external scaffolding, brickwork, windows and cladding, whilst internally the fit-out and mechanical and electrical trade contracts have commenced.

A full site management set-up is in place and the team and those based off-site are all working closely with the professional team to finalise design’s, whilst reviewing cost, detailed procurement scheduling and phased programming.

45 Millharbour is within proximity to the River Thames with excellent transport links and enriching trade history. These features make this a prime opportunity for the development of a brand new community, which will also present numerous business benefits to the development team. The site is well connected to public transport with South Quay (DLR) and Canary Wharf (DLR/Jubilee Stations) a short walk away.

The important issue here is to ensure these opportunities continue throughout the lifecycle of the project, and more importantly, leave a legacy post completion.”
