Comprop Profile – Achieving excellence as standard

Consistently achieving excellence, Comprop is a leading privately owned property developer of both commercial and residential sites in Jersey and Guernsey and was awarded The Jersey Construction Council Project of The Year Award over£3.0m in 2016. Based in the Channel Islands, Comprop benefits from a skilled multi-disciplinary team producing many outstanding schemes.

Over the course of many projects, Comprop has gained considerable experience in developing difficult sites for various uses including retail, office, petrol forecourts, warehousing and residential schemes. The company has also implemented sensitive planning solutions to overcome historical interests on specific sites.

Comprop operates as a small team of skilled individuals who have considerable experience within the property development and investment sector.

The business has a full understanding of the market conditions and characteristics across the Islands and deals with site acquisition through to building completion and disposal.

To complement the company’s in-house team, each individual project involves the appointment of bespoke professionals whose skills match the type and nature of the scheme being developed.

Two particularly impressive projects currently underway for Comprop include Seaton Place in Jersey and Havelet Waters in Guernsey.

Seaton Place

At Seaton Place in St Helier, main contractors Camerons are making good progress on a scheme designed by Morris Architects and involving the construction of a prime landmark building comprising four floors of quality office accommodation with parking. The project is due for completion August 2017.

The property is situated in a prominent position within the island’s premier office location, which comprises a plethora of financial, legal, administrative and fund management occupiers including; HSBC, Ogiers, Elian, Carey Olsen, SG Hambros, Ernst & Young, PWC, KPMG, Deloitte, First Names, Citibank, Aberdeen Asset Management, The Aztec Group and BNP Paribas.

Seaton Place runs parallel to the Esplanade and is a short walk from the revitalised Weighbridge area of town, Liberty Wharf mixed use scheme, the Jersey International Finance Centre and the burgeoning Waterfront development area – in addition to the main retail areas of King Street and Queen Street.

The new development will provide versatile office accommodation over first, second, third and fourth floors, together with a modern entrance and secure ground floor car parking. The entrance to the office accommodation will be approached via a feature turret and circular core leading to the open plan offices.

As with any modern new office development, the specification provides all of the standard amenities including: excellent natural light; full air conditioning throughout via a VRV air conditioning system; suspended ceilings with LED lighting; raised access flooring throughout; male and female toilets, shower facilities and a kitchenette on each floor. All floors are served by an eight person passenger lift.

The four upper floors will provide clear open plan space with excellent natural light, with the accommodation comprising: 5,737 sq.ft on the first floor; 5,737 sq.ft on the second floor; 5,167 sq.ft on the third floor and 3,434 sq.ft on the fourth floor, with a total office area: of 20,075 sq.ft. In addition, there will be 17 ground floor parking spaces.

Havelet Waters

Havelet Waters is an exclusive new sea front development in Guernsey, offering luxury local and open market apartments overlooking the picturesque Havelet Bay, the offshore islands and historic Castle Cornet, which guards the approaches to St Peter Port Harbour.

Coupled with arguably the finest views in the Channel Islands, which many of the units enjoy from large terraces or balconies, Havelet Waters promises to be the most prestigious and sought after apartment development in Guernsey.

The scheme is being constructed by main contractors RG Falla and Lovell Ozanne are the architects.

The development is spread across four distinct blocks, each with its own character and style and designed to appeal to varying tastes. Continuing the nautical theme of its setting, each block is named after a famous marine knot and this is then reflected in each block’s branding.

Each apartment offers exceptional living space, sumptuous quality and seamless style. With the benefit of outstanding modern design and construction, a home at Havelet Waters is low in maintenance and superbly practical with lift access and secure parking and storage.

The interior design for the apartments has been created sympathetically by Waddington Interiors to reflect the architectural details and period of each building, and aren’t interchangeable.

Interior design Style 1 offers a contemporary feel with a nod to industrial, boat yard styling. These modern and stylish apartments will ooze character and celebrate Guernsey’s nautical past.

Interior design Style 2 features a contemporary take on traditional styling, subtly taking influence from the Georgian architecture and setting. The open plan living space will offer an environment of modern and sophisticated elegance.

Interior design Style 3 comprises modern, clean lined apartments finished in a neutral palette and offering open plan living with a bright and airy feel; whilst interior design Style 4 is based on a calm, contemporary palette with a luxury open plan look enhanced by cool and neutral tones, mixed with natural styled finishes.
