Sleeperz hotel – A ‘first’ for Dundee
The first international railway station hotel built as part of a station in over century, the 120 bed waterfront Sleeperz hotel has opened in Dundee, Scotland.
The design-led lifestyle hotel is located on four floors above Dundee’s new £38m Railway Station.
Its curved frontage looks out over the River Tay and two major visitor attractions, the RRS Discovery – Captain Scott’s polar expeditionary vessel – and the V&A Museum of Design Dundee.
Main Contractors for the project were Balfour Beatty; architects were Nicoll Russell Studios and interior designers for the lounge/reception were Space Solutions.
Dundee Railway Station and Sleeperz Hotel Dundee were opened in July by Joe FitzPatrick MSP, Minister for Public Health and Sport.

A feature wall in the hotel’s lounge bar celebrates the past and present of Dundee paying homage to the Jute industry, marmalade production and celebrated journalism heritage (Beano, Dandy and DC Thomson Publishing House) as well as the modern creativity of a city which produced iconic video games ‘Grand Theft Auto,’ and ‘Lemmings.’
The hotel includes 75 double rooms (including 9 superior rooms and 6 accessible rooms); 15 family rooms and 15 twin rooms. All bedrooms have underfloor heating; bathroom pods with pivoting wand and Monsoon shower heads; steam-proof mirrors; bespoke handmade Sleepeezee mattresses; laptop safes; pear drop seating inspired by Danish designer Arne Jacobsen and the latest Smart TV technology.

Sleeperz Hotel Dundee sits at the centre of an 8km waterfront development on the North bank of the River Tay which includes restaurants, bars, hotels, commercial office space, leisure venues, public gardens and industrial units.
The hotel is the brand’s fourth UK hotel and was built in partnership with Dundee City Council.
Sleeperz Dundee has created 40 new hospitality jobs in the city’s visitor economy through direct employment and a partnership training scheme with Dundee City Council called Remploy Work First.

Inox Technical Lighting
Inox Technical Lighting is a lighting specialist designing and supplying innovative products throughout the hospitality and leisure sector. The company has been in operation since 2003 and is backed by a team who boast strong technical knowledge and design skills.
Over the past 15 years, Inox Technical Lighting has built up a packed portfolio of projects including Hastings Library, Plexal Innovation Centre at Olympic Park and Gymbox in both Victoria & Elephant and Castle. Clients include Jaguar Land-Rover, Network Rail, Loughborough University, JCB, Coach and Sands Hotel amongst others.
Recently, Inox Technical Lighting has been involved with the design of Sleeperz, Dundee. Commenting on the project, Ellie Howard, Inox Technical Lighting, said:
“We were invited to contribute to this project by the interior designers, Space Solutions. We put together a full concept lighting design package and selected the specified products throughout the reception, bar, lounges, entrance lobby and meeting room. During this stage we produced 3D images of the spaces to help the client visualise our design intent and to show how our scheme would complement the interiors.
“We worked alongside the client and interior designer to finalise our designs and develop the technical information required for the installation of the luminaires, features and control systems.
“It became apparent early on that a main statement piece in the staircase, which is visible from outside, would be a striking addition to the design, so we introduced a specialist glass artist and coordinated the development of this six-storey high multi-drop glass feature. The feature has DMX controlled active lighting and is complemented with a smaller version in the hotel reception.”
