Flint House

Following a deal with Brighton and Hove’s popular Gingerman Restaurant group and European Real Estate investment manager Redevco, new restaurant Flint House has opened at the heart of the Hanningtons Estate.

The restaurant is located in a beautiful stand alone, two storey building, at the centre of the new Hanningtons Lane. It offers over 50 covers and a roof top terrace with adjacent green wall and views across the Lane.

Speaking about on the development, Gingerman founder Ben McKellar said: “Flint House is about casual dining, small plates, simple local ingredients cooked well and a wide range of quality wines served by the glass. The Lane is somewhere people want to linger and we have the perfect roof top terrace for them to grab a glass of wine, bite to eat and do just that.

“The building is a brick facia building with lots of glass, large windows and flint cladding. Downstairs is the main restaurant with a large bar counter, stool seating and an open kitchen. Upstairs is the cocktail and wine bar with a roof terrace.”

Flint House is described as a ‘different proposition’ to what Gingerman has previously opened.  Launched in 1998 with Ben’s wife and business partner Pamela, Gingerman currently operates four other restaurants – The Gingerman, The Ginger Fox, Ginger Dog and Ginger Pig.

Having previously worked with Ben on his former sites, Landivar Architects were brought on board to bring Flint House to life.

Commenting on the work undertaken at Flint House, Jack Tompkins from Landivar Architects said: “The initial brief was based around the food and drink Ben and Pamela wanted to offer. We discussed ideas around that and the site specifics, which then encouraged the overall design.

“The downstairs has more of a utilitarian feel to it with the open kitchen. The zinc bar top with 16 bar stool seats makes an enjoyable connection between the customers and the kitchen. Upstairs the cocktail bar and roof terrace have a more refined feel.”

Flint House focuses on fresh, simple small plates made from locally-sourced goodness with the open kitchen also churning out some larger sharing dishes and tasty snacks to share.

Pamela McKellar said: “We are very excited to have created a new concept restaurant for central Brighton. Morgan Carn Architects designed a beautiful flint clad centrepiece to Hanningtons Estate and we worked with Landivar Architects to create an equally first class interior fit-out with a full length kitchen bar and outside tables.”

Ben added: “We have been looking for something in the centre of town for a couple of years now and never found somewhere that we were really happy with. This site then came along and we thought it was the perfect location and a good looking site that we got really excited about. Every site we open is important to us but this one should be quite high profile and we are looking forward to getting stuck in.”

Redevco started redeveloping the 1.3 acre Hanningtons Lane site, which includes the former Hanningtons department store, in February 2017. The masterplan for Hanningtons Estate includes the creation of a new Lane, new entrance to the Lanes from North Street, premium office suites, residential accommodation and the reconfiguration of existing shops to provide exciting new spaces for retailers and cafes. Work on the site is expected to be completed by the end of 2018.

Gingerman Restaurant Group has four existing local businesses within its portfolio and a strong Brighton following. Their philosophy is to offer really good food and great service, within a relaxed setting, which is perfect, is for Lanes.”

Method Furniture Makers

Method Furniture Makers was founded by two best friends, Joe Gaines and Vincent Benoit, in 2016 dedicated to creating bespoke, handcrafted, fitted and freestanding furniture.

The company is regularly commissioned to make a wide variety of items, from bespoke kitchens and wardrobes to bars and staircases. The team specialise in their ability to pick apart, engineer and realise anything that clients and designers care to dream up.

Having previously worked on two other Gingerman restaurants, the company was tasked with creating a number of elements for The Flint House. This included manufacturing and installing the entire first floor cocktail bar, cedar bench seating on the roof terrace, the ground floor bar fascia, the waiter’s station, reception desk and high table seating.

“The Gingerman projects are very involved and never boring, which is how we like it. It’s nice to get immersed in a job, and we thrive on the pressure. The Flint House is their biggest project to date and it’s right in the buzzing centre of the Brighton Lanes, which is great for exposure. It’s the most public display of our work in Brighton. We’re honoured to have been asked to be a part of it.

“We maintain a high level of personability with our clients. They get to meet and discuss potential projects with Vince and myself, who are responsible for every stage of construction, from consultation and design through to fabrication and installation. We basically love what we do and get gain satisfaction from it.”
