A highly successful project constructed over three phases, Stirlin Business Park in Sadler Road Lincoln is already fully occupied; much to the delight of its developers.

The project was carried out for Stirlin Developments, who was also main contractor for the scheme.

Architect for phase 1 of the project was Heronswood Design, with John Roberts Architects as designers for phases two and three.

Matt Padley of Stirlin Developments said: “Phases one and two are fully occupied and phase three has been bought by an investor who will be leasing the units. This has been a very successful project for the company and we are really pleased – especially as the scheme has created a number of jobs in the area and has also allowed local businesses to grow.”

He added that the scheme involved the construction of a total of 19 units spanning 32,000 sq ft which were sold for £3.6m.

The first phase was completed in 2016 with over 16,000 sq ft of development. This involved the conversion of an existing building on the site to create: a 2,424 sq ft warehouse / trade counter unit (occupied by C S Robinson Ltd) a 4,848 sq ft workshop / warehouse unit (occupied by Delta-Simons Environmental Consultants Ltd); a 2,424 sq ft warehouse / trade counter unit (occupied by Gateway of Technology Ltd) and 6 1,062 sq ft of workshop / warehouse units.

The conversion works involved comprehensive re-cladding including walls, roof new doors and windows and sub division of the interior.

The second and third phases mainly comprised the construction of steel framed units with external elevations in brickwork at lower level, with insulated cladding panels above and a pithed insulated cladding roof.

The second phase of Stirlin Business Park was completed in 2018 and consisted of three hybrid office/workshop units, each with a floor area totaling 2,142 sq ft (185.8m2).

The third and final phase involved the construction of a 1000 sq ft standalone office building and four hybrid office / warehouse units. This building features rendered blockwork elevations and a pitched insulated cladding roof.
External works included the creation of a car parking area and landscaping.

Matt Padley added: “The main challenges of the project were in the conversion of the existing building in phase one. The remaining phases ran smoothly – which is quite uncommon.”

Stirlin Business Park is situated close to the junction with Doddington Road, providing easy access to the recently upgraded A46 Lincoln bypass. The location is at the heart of Lincoln’s prime commercial district, with easy access to Lincoln City.

The site extends to approximately 1.91 acres (0.77 Ha) and has extensive frontage to Sadler Road.

Facilities available in the immediate surrounding area include hotels, health and fitness clubs, public houses and restaurants.
