Duchy of Cornwall's Tregunnel Hill

The first phase of the Duchy of Cornwall’s Tregunnel Hill development has reached completion.

With work now complete, the first five affordable homes are due to be handed over in time for new lease holders to move in before Christmas.

Tregunnel Hill is a 174-home scheme being implemented by south west based companies, CG Fry & Son and Morrish Builders. CG Fry & Sons have been in the business for more than 80 years, whilst Morrish Builders have been constructing homes in the south of the country for the past 60 years. Having previously worked with the Duchy of Cornwall on the Poundbury development, the contractors are continuing to make fantastic progress on this exciting new scheme.

Tregunnel Hill is a mix use development, which is being built in phases and as well as the provision of homes will also see the creation of a number of commercial units. Amongst the 174 homes being constructed, Tregunnel Hill includes 48 affordable properties – designed to meet the local housing requirements – which will be managed by Guiness Hermitage, a member of The Guiness Partnership, one of the country’s leading affordable housing providers.

Guiness Hermitage Development Project Manager, Charles Layiwola, said:

“The properties will help to ease the pressing need for new housing in Newquay, where there are currently over 1,000 local households seeking a good quality, affordable home. In order for local people to qualify for the new properties, they must prove that they have lived in the area for over 12 months, or that they have a permanent job of at least 16 hours a week in the local vicinity.”

In addition to the 48 affordable homes, 18 affordable rented properties will be made available through Cornwall Homechoice whilst Southwest Homes will sell a further 30 shared ownership homes.

The Guiness Partnership’s Sales and Marketing Officer, Theresa Haines, said:

“We are very excited to be selling the shared ownership homes to local people looking to get a first step onto the housing ladder in Newquay. This is a great opportunity for local people, and often a cheaper option than renting privately.”

With work now complete on Phase One of Tregunnel Hill, many of the homes have already been sold, with significant interest on the remaining properties.

“In conjunction with Bradleys in Newquay, we have reservations on 12 of the first 17 two and three bedroom homes released, which is very positive news. All of the reservations have been negotiated at our full asking prices, which start from £169,000. More recently, we have been able to introduce the Help to Buy, Government backed shared equity scheme to Tregunnel Hill as a large sector of our applicant base is first-time buyer led. We have also sold to local applicants moving within the Newquay and wider Cornwall market.”

Sales and Marketing Manager for CG Fry & Son, Ruth Guilor, said:

Situated on the edge of Newquay town centre, work began on the Duchy of Cornwall’s Tregunnel Hill development in 2012. As well as providing much needed housing, the aim of Tregunnel Hill is to provide a benchmark for a sustainable development, which aims to strengthen the community and the local economy.

In addition, traditional local materials, such as Cornish slate and granite are being used on the development, in order to inject a dash of local character to Tregunnel Hill. Each property is also being built to meet the highest standards of energy efficiency and security.

Estate Surveyor to the Duchy of Cornwall, Tim Gray, said:

“We are pleased to have helped deliver such a high quality scheme, which ensures that the economic benefits are felt locally while meeting urgent housing and employment needs in Newquay.”

Tregunnel Hill is ideally situated to benefit from local amenities, including schools and colleges. The local higher education campus, Cornwall College Newquay, is also close by, offering foundation degree courses in marine aquaculture, wildlife education and animal science.

The development is well served by a number of road transport links as well as a railway station which provides connections to London Paddington. Newquay airport is located just four miles north east of the development.

With Phase One complete, work on the Duchy of Cornwall’s Tregunnel Hill development continues.
