Almost sold out ahead of completion is a project comprising demolition, the renovation and conversion of a listed building, and the construction of six new build two and three bedroom houses with gardens, at Clos De Villa Donna in Millbrook, St Lawrence, Jersey.
The development has certainly proved popular with the market. “Currently four of the properties have been sold, with a further two under offer and only one remaining,” said Nathan Clothier of Main Contractors Jayen Ltd.
The development was carried out for Raindance Equity Holdings Ltd and was designed by Neil Blunden of Archara Architects. Structural engineers are CICE.
Located only a short walk from the beach, the development is adjacent to a local supermarket with good transport links into St Helier.
The scheme includes four two bedroom houses with en suite bathrooms; a three bedroom detached house with garage incorporating two ensuites, a main bathroom and a study and two three bedroomed semi-detached townhouses – each with two main bathrooms, ensuite shower room and study.
The works included structural stabilisation of the listed property to allow an adjacent former shop and extension to be demolished. This included underpinning works in some places.
Nathan Clothier, director of Jayen Ltd said: “We carried out a full sympathetic refurbishment to modern standards.
“The listed building has been fully refurbished and converted into a two bedroom house. These works comprised the refurbishment of the external envelope, and the renewal of the roof structure and covering.
“The interior has also been comprehensively refurbished, with these works including strengthening of the floor joists, the installation of new electrical, plumbing and drainage systems, new flooring, new kitchens, and bathrooms and the refurbishment of the main staircase, which was a listed buildings requirement.”
Two extensions – one to the south and the other to the west of the listed building have been constructed, with the southern extension being a two bedroom dower cottage and the western extension comprising two three bedroom town houses.
All of the properties on the development boast a high specification, including oak flooring to the ground floor, carpeting, fully tiled bathrooms and electric central heating, and are fully decorated and insulated to a high standard. The new houses are constructed with external elevations in block and render incorporating lead dormers, lead canopies and slate roofs.
Each home has two private parking spaces and all the properties have shared use of three visitors’ parking spaces.
All of the properties have either garden lawns or patios bounded by granite walls with brick capping.
The construction of the six new properties included the installation of new services, including telecoms, electricity, and water, as well as new drainage connection, and the installation of a foul water pumping station. The project also included hard and soft landscaping and the installation of a SUDS permeable drainage system to the entire parking area.
Currently four of the properties are completed, with the remaining three (including a three bedroom detached home) are due for completion in the next two months.
