Cheltenham’s new £12m landmark office building, Honeybourne Place, is continuing to make rapid progress as it heads towards a 2019 completion date.

Overseen by developer Formal Investments and contractor Barnwood Construction, Honeybourne Place will provide more than 64,000 sq ft of prime grade A office space in a superb Business Quarter location with excellent transport links.

Previously a private car park, the six storey building has been designed by local architects Roberts Limbrick. The sustainable highly insulated design maximises the use of daylight and features high quality materials including limestone, glass and rainscreen cladding. With full height glazing, dramatic external lighting and commanding views across the town, Honeybourne Place will be an attractive addition to Cheltenham’s built landscape.

Award-winning developer Formal Investments is creating Honeybourne Place as a speculative build. Managing Director Nicholas King recently spoke to Premier Construction about the project:

“We’ve developed the majority of our Cheltenham stock over the last 3 years during which time the office market in the town has really taken off and rents have nearly doubled.

“Globally the office market has changed hugely. Traditional office stock is becoming outdated and unsuited to modern work practices. With Honeybourne Place, we had the opportunity to develop an outstanding new office building that perfectly suits the market, and with continued high demand and a great location in Cheltenham’s prime office district, we felt the time was right go ahead with, what is, the town’s first new build office development in around 20 years.

“Construction started in August 2017 and we anticipate completion in spring next year. The external envelope is almost complete and the Cat A fit out is well underway, in fact, some floors are already complete. We’re only fitting out 3 floors initially because it’s a spec building and we want the opportunity to be flexible to suit the occupier.”

Up to 500 workers are expected to be based at Honeybourne Place, with many jobs likely to be new to the town. While there will be an exclusive suite of smaller offices on the top floor, space generally starts from 2,000 sq ft with 6,990 sq ft available on the ground floor, more than 11,600 sq ft on the middle storeys and 7,200 sq ft remaining on the fifth floor.

Nicholas added:

“For us this is huge! We’re currently finishing off what we’re referring to as our 2nd generation of developments. Honeybourne is the pinnacle for us, at the moment. It’s a superior building, not just in a local context but national and I’m sure that locally it will be the benchmark that everyone measures their office buildings against.”
