Les Arches, St Clements, Jersey

Everyone in Jersey loves Le Hocq, with its 18th Century round tower, sheltered beach, grassy common and ice cream kiosk. A landmark on your doorstep, a village community of 20 new apartments and 25 new houses is now located nearby. It is ideally positioned in close proximity to the town, country and beach providing a self-contained village community.

Gary Picot of Quadrant Construction said: “There are 45 units for private sale, consisting of two, three, and four bed houses and flats, and it’s being built in three phases. The first phase has just been handed over, the second phase gets handed over in October and the third phase will be sometime in April 2020.”

Interiors will have all the usual attributes of a high quality Grange Developments building; open-plan and free-flowing with large modern family living areas blending together to create inviting places in which to socialise, entertain and relax.

There site will also contains single and double garages, dedicated parking plus visitor spaces and two beautiful communal gardens. Sandy beaches are within reach for local water sports, fishing and nature trails. The beach at Le Hocq is just a short stroll from Les Arches and offers soft golden sand for those lazy days in the sun, as well as some of Jersey’s best rock pooling and low water fishing grounds. Living at Les Arches would mean having your own little piece of Jersey’s stunning coastline on your doorstep.

There are two primary schools and one secondary school nearby. An abundance of local sports pursuits including Jersey Table Tennis, St Clement’s Sports Club, FB Fields and golf are also nearby at the St Clement course or Longueville.

In addition to all of this, Le Hocq Inn, a fabulous coastal setting with some of the best views, is the most southerly pub in the British Isles, and is just a few steps away. It has a lovely family atmosphere to eat or have a drink, whilst enjoying the beautiful views across the bay. The pub is central to the local community and enjoys many organised events all year round.

Les Arches is a two year project.

“One of the challenges is the fact that the site is situated between an existing estate of neighbours and a school, so we’ve got to try and keep the noise down as much as possible so working hours are restricted to 8.00am to 6.00pm Monday to Friday plus Saturday mornings; although it is rare we need to work until 6.00pm. Other than that, it’s just a normal site, all be it moving at some speed.

“There’s a housing shortage in the parish of St Clements so Les Arches is a vital build. The site used to be a big area for hire cars to be parked so everybody here has had peace and quiet for years, then suddenly we’re building a large number of houses; however we’re on good terms with the neighbours.”

Gary commented further on the project: “David Whalley of Grange Developments has partnered with Quadrant since 2010. He knows he can rely on us to build to a high standard and we make the process both for Grange and the various purchasers as easy as we can. Our commitment is always to build up a relationship so that individuals (both clients and property owners) feel they can trust and rely on us, and we would like to think that with the amount of repeat work we get from our clients that we are getting this service right.

In addition we try wherever possible to recruit locally qualified staff and to use local and established sub-contractors who know and understand our requirements from the start of any project.

Les Arches development is situated in the South East of the Island, benefitting from the beautiful surrounding coastline, adding much needed landscaping and rejuvenation of a vacant site.
