Native Manchester at Ducie Street Warehouse is an innovative new multi-use aparthotel in Manchester’s historic Northern Quarter. This is Native’s biggest and most ambitious opening to date, spread across six floors of a former Victorian cotton warehouse close to Manchester Piccadilly Station.

Guy Nixon, founder and CEO of Native told PREMIER HOSPITLAITY MAGAZINE: “This is the first site for Native in Manchester and we believe it is the UK’s second best city so it was a natural place for us to come after London. We are expecting a mix of business and leisure clientele, with a 70% business and 30% leisure split between the two. Typically across our portfolio, our average length of stay is around five nights, which is longer than a hotel, but that’s not to say we don’t have one night stays; we are happy to have that business as well but the way our apartments are designed is that they also really suit a longer length of stay.”

The Grade II listed building has been re-imagined by David Archer and Julie Humphryes of Archer Humphryes Architects, the firm behind Chiltern Firehouse and the new Standard Hotel, London. 166 high quality apartments provide stylish city centre accommodation with unrivalled space and facilities for guests, including eight luxury penthouse apartments each with their own private outdoor terrace.

Guy said: “We wanted to do something spectacular and recognised that hoteliers are rarely known for operating destination F&B offerings. As well as creating uniquely spacious aparthotel rooms in this magnificent space, working with Camilla Topham we set out to identify an F&B operator that could bring the vast ground floor space alive by offering something truly unique to the Manchester market as well as to our aparthotel guests.

Now opening at Ducie Street Warehouse is independently operated CULTUREPLEX, a ground floor social hub from leading London restauranteurs David Waddington and Pablo Flack. CULTUREPLEX includes a restaurant (Bistrotheque), a mini cinema, coffee counter and flexible events and workspaces, creating a unique community centre and all day hangout.

Award-wining fitness brand, BLOK, has also opened their first studio outside of London in a part of the Ground Floor space. Set across three beautifully designed studios and led by many of Manchester’s leading instructors, classes at BLOK will run from 6am until 9pm.

Collectively, Guy believes that the Native, Cultureplex and BLOK offering creates exactly the unique Manchester city centre offering that Native had originally set out to create.

Vast cast-iron columns and exposed barrel arched brickwork have been softened with warm baby blues and bright reds in a nod to the building’s industrial heritage. An enormous, light filled atrium lies at the heart of the building, a quiet but spectacular haven from which each of the aparthotel rooms is accessed. From studios, to two-bedroom deluxe penthouses with magnificent roof terraces, each apartment enjoys city views, fully equipped with handpicked 19th & 20th century furniture sourced by Conran. Guy added: “Wherever possible the materials each designer has used have been sourced locally”.

Apartments available at Native Manchester vary from a studio to a penthouse two bedroom apartment. Each apartment comes with weekly housekeeping (daily for the Penthouses), free Wi-Fi, high quality linen and towels, washer/dryer, oven/hob, fridge freezer, dishwasher, microwave and access to all of the amenities provided on the ground floor.

Guy added: “When we bought the building there was 106 rooms. One of the key commercial challenges was to significantly increase that density which we’ve succeeded in doing by more than 50% to 166. All of our buildings are unique, that is the essence of the Native brand, to try and create something of and about each city so when you stay with us, you have a sense of where you are, giving a real sense of the flavour of the city, the neighbourhood and the history of the building. None of our buildings look or feel the same but where they are consistent is in the quality and range of amenities available within each apartment. In all of our new sites, we’re partnering with exceptional F&B, retail and fitness operators, bringing something to each City that will appeal as much to the local community as to our guests.”

Native Manchester joins an exciting pipeline of openings including Native Bankside, which opened in summer 2018 and Native Glasgow which followed in autumn 2018. Future sites under development include Leeds, York, Bristol, Oxford and London’s Soho.

We have worked closely with Archer Humphreys to make the most of the original features of the warehouse, preserving the huge glass atrium, the brick barrel arches and thundering iron columns evoking the grandeur of Manchester’s industrial heritage.

Sandoms Interiors Ltd

Sandoms Interiors Ltd. specialises in the design, manufacture and installation of bespoke joinery items. In operation for over 35 years across the UK, Sandoms boasts its own CAD department, Corian/solid surface department and three finishing spray booths.

The company was recently involved with London Warehouse, manufacturing and installing a number of bespoke items for the new development. This included bespoke wardrobes, oak skirting boards, entrance doors, vanity units and shower niches to all the apartments. On the ground floor, Sandoms installed the reception desk, Douglas fir wall panels and room dividers, as well as the bespoke mirrors and flooring within the gym areas.
