A comprehensive refurbishment providing stylish, modern office suites to let has just been completed on time at 1 St Andrews Place, St Helier, Jersey.

The granite faced traditionally constructed property is situated within a small courtyard style office development constructed circa 2000 at the junction of Charing Cross and Castle Street.

The building is located within the prime St Helier office area, close to the International Finance Centre and Waterfront, but also conveniently situated 100 metres from King Street, the town’s prime retail precinct with all its shops, cafes and restaurants.

The four storey building incorporates 672 sq ft of office space on the ground floor, 860 sq ft on the first floor, 860 sq ft on the second floor and 827 sq ft on the third floor. All offices have air conditioning, LED lighting, full access raised floors and the building is served with lifts.

The refurbishment was carried out by Harbour View Construction (HVC) and the Architects were Axis Mason. Project Management was provided by Currie and Brown.

Mark Farey, managing director of HVC said: “The building is around 20 years old, so the refurbishment was needed to refresh the accommodation.”

The works included replacing the building’s flat roof and window ironmongery, refreshing the existing windows, replacing all mechanical and electrical systems including lighting, air conditioning, ventilation and electrical wiring, as well as refurbishing the lifts.

Further works includes comprehensive re-decoration, the introduction of new floor finishes and the installation of new staircase balustrading. New doors, were also fitted throughout, new tea points were added and the toilets were completely replaced and tiled.

Mark Farey commented: “Challenges of the project included the fact that as the building is located in the town centre, so materials had to be delivered on a ‘just in time’ basis. The 14 week project, which commenced in April 2019, went smoothly and was handed over on time. The client was very pleased with the scheme.”
