Work is currently underway to create five new apartments in Westminster.
The 37 Soho Square project comprises the transformation of a former office block into five high-end apartments. The development is owned by Money Penny Ltd – part of Stobart Estates – and includes a mix of two and three-bedroom apartments.
Ellmer Construction is the main contractor on 37 Soho Square, whilst Falconer Chester Hall is providing architectural services. The interior design work is being conducted by London-based residential specialist Edward Phillips.
Work began on the project in May 2012 and is currently on schedule, with work due to reach completion in May 2012. At present, first-fix work has been completed, with lighting and pipework in place.
Once work is complete on the 37 Soho Square project, each apartment will include a kitchen, bathroom, living spaces and a stunning array of fixtures and fittings.
EA Shaw is the sales agent on the project and is pleased with how well the development is progressing. Discussing 37 Soho Square, Director, EA Shaw, Guy Passey, said:
“Originally the building was an office block, but the conversion into apartments has proved very straight forward, with no major challenges for the construction team. Money Penny Ltd acquired planning consent and are in the process of transforming 37 Soho Square into five apartments, all situated within the same building, from lower ground up to the fourth floor.
“The apartments have been expertly designed and will be sold as fully completed units with fantastic fixtures and fittings.”
Specialist Joinery Group is responsible for furniture fit-out works on 37 Soho Square. The company is installing wardrobes and wall panelling for all of the apartments on the development.
Specialist Joinery Group Marketing Director, Paula McCloskey, said:
“37 Soho Square is a prestigious development and we are delighted to be involved with Ellmer Construction on the project. At Specialist Joinery Group we are proud of our work and the way that we can meet clients’ expectations, using the latest technology.”
The creation of the new apartments in Westminster is viewed as a very important development for the area, where there is currently a huge demand for residential spaces.
Commenting on the development, Guy said:
“Seeing projects like this one at 37 Soho Square is very important to us. There is a huge demand for high-end residential developments within Central London and as we specialise in selling this type of conversion it is fantastic for us to be involved with this one. The conversion process is very quick, which is ideal as at the moment as demand for properties in Central London is very high. In fact the demand currently outweighs supply.
“The apartments are not on the market yet, we are waiting until nearer the completion date, so that customers can truly appreciate the high quality finishes. Once these apartments go live we expect them to sell very quickly.
“Moving forward we have more projects like this on the horizon, with up to 50 live projects in Central London.”
